Every local market has a real estate board that publishes property listings. These listings are then made available on a brokerage’s website via an IDX feed. If the brokerage chooses to receive this feed directly, custom database programing as well as an end-user search interface and lead management system must be developed in order to allow searching directly off the brokerage webpage. This is very costly so in most cases brokers turn to a third party source to perform and display a pop-up or framed window for IDX searching. When this occurs, lead generation takes place on a website other than your own, registering leads to that website rather than yours.
